Resident resources

Welcome home! This page has everything you need as a Gnome Property Management resident: paying rent, asking for repairs, and who to call when something can't wait.

Paying rent

  • Rent is due on the 1st of each month.
  • Ways to pay: by check or money order, mailed or dropped off at our office at 423 Main St, Coshocton, OH 43812. Please write your address on every payment.
  • Late fees, if any, are set out in your lease.
  • Having trouble paying? Please contact us early. It's always easier to work things out before rent is late.

Repairs and maintenance

To request a repair, please call the office at (740) 693-3556. Tell us what's wrong, where it is in the home, and the best time to reach you. We don't take repair requests online or by email, so a quick call makes sure a person hears about it right away.

Maintenance emergencies

Call (740) 693-3556 right away for problems that threaten safety or could cause serious damage, such as:

  • Fire, smoke or gas smell (call 911 first and leave the home; for gas, call your gas utility from outside)
  • Major water leaks or flooding
  • No heat in cold weather
  • Electrical hazards, sparking or burning smells
  • Sewage backup
  • A door or window that won't lock

Moving in and moving out

  • Move-in: Complete your move-in condition report within 7 days and note anything you see. It protects you.
  • Renters insurance: Required for every lease. It protects your belongings, and it is usually inexpensive.
  • Moving out: Please give written notice as your lease requires, usually 30 days before you move. We'll schedule a move-out inspection, and your security deposit will be handled as Ohio law requires (ORC 5321.16), including an itemized list of any deductions. Please give us your forwarding address in writing.
